Your foundation moves because the soil under it moves

Most of North Texas sits on expansive clay. It takes on water and swells; it dries out and shrinks. That is not a defect, it is simply what this ground does — and a concrete slab sitting on top of it goes along for the ride.

The damage does not come from movement. It comes from uneven movement. When one side of a house stays shaded and damp while the other bakes in west sun for a month, those two edges are sitting on soil at different volumes. That difference is what shows up as a stair-step crack in the brick, a door that sticks every August, or a hairline running from a window corner.

You cannot stop clay behaving like clay. What you can do is stop it swinging so far in either direction, and keep it doing the same thing all the way round the house. That is the entire idea behind foundation watering.

What this does and does not do

What it is

Preventive maintenance. Keeping the soil moisture around a slab reasonably steady and reasonably even, so the ground under one corner is not doing something very different from the ground under another.

What it is not

A repair. It will not lift a foundation that has already moved, and it will not fix existing cracks. If you have active movement, doors that have suddenly changed, or cracks that are growing, you want a structural engineer — not a drip line.

Why bother then

Because foundation work is one of the most expensive things that can happen to a house here, and consistent soil moisture is one of the few levers a homeowner actually controls. It is cheap insurance rather than a cure.

Why the hose does not work

Everybody knows to water the foundation. Almost nobody manages it.

The standard advice is to lay a soaker hose around the house in summer. It is good advice and it fails in practice for entirely human reasons:

  • It is not consistent. Consistency is the whole point, and a hose gets moved, forgotten, and left off for a fortnight in the hottest part of the year.
  • It runs too long, too rarely. A hose left on for three hours on a Saturday soaks one area and then lets it dry out all week. That swing is the thing you were trying to avoid.
  • It only covers part of the house. Usually the side you walk past. The shaded north side and the baked west side — the two that differ most — are the ones that get skipped.
  • It stops in October. Winter dry spells move clay too. A warm, rainless January does real work on a foundation and nobody is out with a hose.

A permanent system removes the human from the loop. That is its main advantage over a hose — not that it applies water better, but that it applies water reliably.

What a proper foundation drip system looks like

1Set back from the slab, not against it

Dripline runs roughly 12 to 18 inches out from the foundation edge, not tight against the beam. Water applied directly at the slab tends to erode and over-saturate one narrow strip instead of conditioning the soil the house is bearing on.

2All the way round, including the sides nobody looks at

The value is in evenness. A system that covers the front and skips the north side is treating the symptom that is visible rather than the difference that is doing the damage.

3Its own zone and its own program

Foundation watering runs on a completely different schedule from turf — short, frequent and year-round. Sharing a zone with the lawn means one of the two is always on the wrong schedule.

4Pressure regulation and filtration

Drip runs at low pressure and small emitters block easily. A regulator and a filter at the zone are what keep it working in year three rather than silently stopping.

5Short and often, not long and occasionally

The goal is a steady moisture level, not a soaking. Frequent short cycles hold the soil where you want it; long infrequent runs recreate the swing you installed the system to prevent.

6Adjusted through the year — and turned down after rain

It should run in a dry January and back off in a wet May. Over-watering clay causes heave, which is every bit as damaging as shrinkage. More is not better here; steady is better.

Drainage and foundation watering are two halves of the same job.

Signs the soil around your house is drying out

A gap along the slab

If you can see a crack in the soil running parallel to the foundation, or slide a ruler down beside the beam, the clay has pulled away. That is the clearest signal there is.

Doors and windows that stick seasonally

Sticking in late summer and freeing up after winter rain is classic seasonal movement rather than a hinge problem.

Cracks that appear in dry months

Stair-step cracks in brick mortar, or hairlines from the corners of windows and doors, that open in August and close up later in the year.

Beds that pull away from the house

Soil in foundation beds shrinking back and leaving a visible gap behind the mulch is the same phenomenon, just easier to see.

If any of that is getting worse rather than staying seasonal, talk to a structural engineer before you talk to us. A foundation drip system is maintenance for a house that is behaving normally. It is not the right first step for a house that is actively moving, and we would rather tell you that than sell you a zone.

Adding one to your property

We install foundation drip systems as a dedicated zone — on a new irrigation system, or added to one you already have. That means a separate valve, its own controller program, pressure regulation and filtration, and dripline set out at the right distance all the way round.

We also service them, which matters more than it sounds. Drip emitters block, filters need cleaning and controller programs get reset by a power cut and never put back. A foundation system that quietly stopped running two summers ago is worse than not having one, because you believed it was working.

Foundation watering questions

How far from the house should the dripline go?

How often should it run?

Short cycles, often, adjusted through the year — the aim is a steady moisture level rather than a soaking. It should still run during dry winter spells, which is the part almost everyone gets wrong, and it should be backed off after significant rain.

Can I overwater a foundation?

Yes, and it matters. Saturated clay swells, and heave damages a slab just as readily as shrinkage does. This is one of the few things in a yard where doing more is genuinely worse than doing the right amount.

Do I still need it if I have gutters and good drainage?

They solve different problems. Drainage stops large volumes of storm water dumping against one part of the house; foundation watering keeps everyday moisture even all the way round during dry spells. Doing both is the point — each one leaves a gap the other covers.

Can it be added to my existing sprinkler system?

Usually, yes — as an additional zone with its own valve, program, pressure regulation and filtration. Whether that is straightforward depends on the existing controller and available valve capacity, which we check when we look at the system.

Will this fix the cracks I already have?

No. This is maintenance to reduce future movement, not a repair for movement that has already happened. If cracks are actively growing or doors have suddenly changed, get a structural engineer to look at it first.
