About North Texas Lawn & Landscape

Working this market from Rockwall since 1995 — residential, commercial, builder and development.

Since 1995

Thirty years in one market

North Texas Lawn & Landscape has worked out of Rockwall since 1995. Not thirty years in the industry — thirty years in this market, on this soil, under these watering rules, in these neighbourhoods.

That is not a sentiment. It has a practical value you can measure on a service call. When a zone fails in a subdivision we piped in the nineties, we usually know what is in the ground, who put it there and roughly what year, before anybody lifts a valve box lid. When a builder asks whether a plan will pass inspection in a particular city, we have been through that inspection.

Companies in this trade come and go quickly. Staying somewhere long enough to service your own installations changes how you install them.

How we are organised

Four departments, four ways in

Most landscape companies have one phone number and one queue. We do not, because a homeowner with a broken sprinkler head and a builder closing forty houses need entirely different things.

Residential service & warranty

Repairs, diagnostics and warranty work for homeowners. Requests come through a portal and are logged and routed — not left on a voicemail. Residential support →

Builder programs

New installs and service on builder lots, with a separate channel so buyers’ warranty calls do not run through a superintendent’s phone. For builders →

Grounds maintenance

Commercial properties and HOAs under managed contracts, with remote water management and a named account manager. Grounds maintenance →

Construction & development

Irrigation, landscape and hardscape packages bid to general contractors and developers. Construction & development →

Each department has its own request form, and every request is tracked to close. That is the part of this business we are most deliberate about.

How we work

Five things we hold to

  • Irrigation stays in house. It is a licensed trade in Texas and the largest controllable cost on most properties. We do not hand it to a rotating sub.
  • Bids are broken out by line. You should be able to see what each part costs and decide what you actually want, rather than being handed one number.
  • We will tell you when not to spend. Sometimes the honest answer is that a system is worth repairing rather than replacing, or that the problem is light and no amount of water or fertiliser will fix it.
  • Requests get tracked, not remembered. The portals exist because things that depend on somebody remembering a phone call are things that get dropped.
  • We design for what has to be maintained. Holding maintenance contracts makes us a better installer — we are frequently the ones who have to live with the decision three years later.
Licensing

The parts of this trade that are regulated

Irrigation is licensed work

Under Texas Commission on Environmental Quality rules, nobody may sell, design, install, alter, repair or service an irrigation system without a TCEQ licence. Ask any contractor for their number before they dig. Ours is TCEQ Licensed Irrigator LI5654.

So is chemical application

Applying pesticides to someone else’s property for hire requires a licence from the Texas Department of Agriculture, and every product label legally binds the rate, timing and re-entry period. Our application programs →

Permits and inspections

Most cities we work in require a permit and an inspection for a new irrigation system. We pull it and see it closed as part of the job rather than leaving it with you.

Business details

We trade as North Texas Lawn & Landscape. The corporation behind the name is Landscape Source & Irrigation Co., Inc. — that is the entity on contracts, insurance certificates and vendor forms.

General contractors, developers and property managers setting us up as a vendor generally need the legal name rather than the trading name, so it is here rather than buried in a document.

Anything else your vendor onboarding needs — W-9, certificates of insurance, references — just ask and we will send it across.
