Irrigation and landscape work in Terrell

Terrell is a genuine railroad town — founded in the 1870s, with a historic core, a state hospital dating to 1885 and an airport where British pilots trained during the war. Around that sits some of the fastest growth in Kaufman County: the population is up over a third since 2020, and Terra Nova, a fifteen-hundred-acre master-planned community north of town, is expected to unfold in more than a dozen phases across two decades.

That gives us two quite different kinds of work. In the older parts of town we are renovating systems that have been patched for years, or putting one in for the first time on a property that never had one. In the new subdivisions we are picking up builder-grade systems as they come out of warranty and correcting the head spacing and pressure that were never quite right.

Terrell’s watering rules are drought-triggered rather than permanent, and they key off storage in Lake Lavon — the city buys its treated water from the North Texas Municipal Water District, having run its own plant until 2007. Stage one brings two days a week on designated days, stage two drops it to one. When storage is comfortable there is no mandatory restriction at all, though the city still recommends twice weekly. Check the current position rather than assuming either way.

What we see most

Common irrigation problems in Terrell

Terrell has grown by more than a third since 2020, and a 1,500-acre master-planned community is only just starting. The old town and the new one need different things.

Long-patched systems in the older town

Decades of spot repairs eventually stop adding up. On the older properties the honest answer is often to renew a zone properly rather than chase the next leak.

New-build systems out of warranty

The subdivisions north and west of town are producing a steady stream of systems needing head spacing and pressure corrected once the landscape fills in.

Blackland clay doing what it does

Kaufman County is Blackland Prairie. Shifted heads, sheared laterals and water standing where it did not used to are all soil movement rather than bad parts.

Permits and registration people do not expect

Terrell requires a building permit for an irrigation system and annual contractor registration before a permit can even be applied for. It catches out contractors from elsewhere.

Local details

Water, soil and rules in Terrell

Terrell buys its treated water from the North Texas Municipal Water District and itself wholesales to six rural systems around the county. Watering restrictions here are drought-triggered rather than permanent, keyed to storage in Lake Lavon: stage one brings twice-weekly watering on designated days, stage two once weekly, stage three a general prohibition with exceptions for foundations and trees. When no stage is active the city recommends twice weekly voluntarily. Terrell requires a building permit for irrigation systems, annual contractor registration with the city, and backflow certification — every three years for residential devices, annually for commercial — filed through the city’s tracking system within 48 hours of the test.

Under Texas Commission on Environmental Quality rules, selling, designing, installing, altering, repairing or servicing an irrigation system requires a TCEQ licence. Ask any contractor for their license number before work begins — in Terrell as anywhere else in Texas.
